Add average property tax (1.1% of home value ≈ $367/mo) and $1,800/year insurance ($150/mo), and the true monthly payment is roughly $2,540 — over $500 more than the P&I-only figure. Over 30 years you would pay about $408,000 in interest on top of the principal.

What does PITI mean in a mortgage payment?+
PITI stands for Principal, Interest, Taxes, and Insurance — the four components of a typical monthly mortgage payment. Principal repays the loan, interest is the lender’s charge, taxes are property taxes collected in escrow, and insurance is your homeowners policy. This calculator also adds PMI and HOA dues for a complete estimate.
When do I have to pay PMI, and when does it stop?+
Private Mortgage Insurance is usually required on conventional loans when your down payment is below 20%. By law, lenders must cancel PMI when your loan balance reaches 78% of the original home value, and you can request removal at 80%. This calculator applies PMI automatically and shows the month it drops off at 80% loan-to-value.
How much should my down payment be?+

Is a 15-year or 30-year mortgage better?+
A 15-year term has higher monthly payments but dramatically lower total interest and usually a lower rate. A 30-year term keeps monthly payments affordable and flexible. Try both terms in the calculator — the total interest figure makes the trade-off concrete.
Does this work for FHA or VA loans?+
The principal-and-interest math is identical. FHA loans use a mortgage insurance premium (MIP) instead of PMI — enter your MIP rate in the PMI field. VA loans have no monthly mortgage insurance but include a one-time funding fee not modeled here.
